1. Minimum balance for mortgage notes, trust deeds and land contracts for sale has to be

from 30k up to 100 million.

2. Preferred credit score 600 and above. If lower than 600, the note has to be season for

1 year with no late payments.

3. Type of notes we purchase are Residential and Commercial notes. Nationwide.

4. If the collateral is a mobile home, buyers credit score has to be at least 600.

5. Note for sale must have a minimum of 36 or more monthly payments remaining.

6. We are looking to buy Performing Notes only. No default notes.

7. We also prefer 1st lein positions only.

8. If the property was recently sold the note has to be season for a minimum of 2

months. Before our investors would purchase the note.
